The numerous developmental projects in Kochi are likely to spur a phenomenal boom for apartments and other office spaces. The land values being quoted for a particular area of land in urban Kochi is unknown in other parts of Kerala. The up market areas in Kochi command one of the highest rentals and some of the highest property values in South India. This trend is likely to continue for a long time to come.
The ‘smart city’ project has already ignited a phenomenal boom in real estate developments in the near vicinity of the project area. The Apartments Kochi builders put up for sale are always priced higher especially in the prominent areas of the city. Next to urban Kochi, the apartments on sale in the vicinity of the ‘smart city’ are the second most costliest.
The ‘smart city’ in itself is an accumulation of a huge cluster of high-rise concrete structures. Prominent businessmen and entrepreneurs are now scouting for land to put up huge bungalows and other high rises. The town planning authorities are already considering proposals to develop the smart city zone as an exclusive zone for high-rise structures that house the apartment complexes and the business spaces.
The under-developed areas beyond the Goshree bridges have now caught the attention of the real estate developers. Land prices are also cheap here when compared to the land values in the business centers of urban Cochin. Another emerging business destination is Kakkanad that is already home to some of the big Information Technology (IT) companies.
